Building a garden room is a significant investment, and it’s completely natural to have questions that go beyond the build itself — about what it means for your property value, your home insurance, your council tax, and how people pay for it. These are the questions we get asked once the design conversation is underway, and we think they deserve straight answers. Frequently Asked Questions

In most cases, yes — and often meaningfully so. A high-quality, fully insulated garden room is increasingly valued by buyers across Warwickshire, Solihull, Birmingham and Coventry, particularly as dedicated home offices and lifestyle spaces have become a genuine selling point in the post-pandemic property market. Many estate agents now specifically highlight garden rooms in listings. Beyond the financial return, the lifestyle value is immediate — whether it’s a workspace that changes how you work every day, a gym that removes the barrier to exercise, or a space the whole family loves.

For the vast majority of homeowners, no. A garden room used as an office, gym, hobby space or entertainment room does not constitute a separate dwelling and will not result in an additional council tax liability. Council tax only becomes a consideration if the room is fitted out and used as a fully self-contained independent living space — with its own kitchen, bathroom and separate entrance. The type of garden rooms DPM builds are not subject to additional council tax.

Yes — you should inform your home insurer when a garden room is built. Most standard home insurance policies include some cover for outbuildings, but this may have a value limit that a quality garden room could exceed. Letting your insurer know ensures you’re properly covered and gives you the opportunity to add the room to your policy if needed. Premiums rarely increase significantly for a standard garden room, and the peace of mind is worth the conversation.

If you’re self-employed or run your business from home, there may be options to claim tax relief on some costs associated with a garden office — such as a proportion of running costs including heating and electricity. In some cases, if the building is used exclusively for business, it may qualify as a business asset for capital allowances purposes. Tax rules are specific to individual circumstances, so we’d always recommend taking advice from a qualified accountant or tax adviser. We can make sure the build spec and documentation supports whatever approach your accountant recommends.

Financing options for garden rooms vary, and we don’t currently offer our own finance — but there are several routes homeowners use. Personal loans or home improvement loans through high street banks are commonly used for garden room builds in the £15,000–£40,000 range. Some customers use remortgaging or a further advance on their mortgage, particularly for larger builds. We’re happy to discuss payment timing and staging if that helps you plan — just mention it when you get in touch.

We keep it straightforward and fair. You pay 25% when you sign the contract to secure your build slot, and a further 25% four weeks before we start on site to cover materials ordered for your build. We invoice 40% at the halfway point of the build, and the final 10% is due on completion — once you’ve walked through the finished room and you’re happy with everything.
